Compare your options
Your existing mortgage, costs, and repayment plan.
Compare home equity options with a mortgage broker. Start with an estimate, then request a review of your home value, mortgage balance, and the amount you want.
Two numbers, no signup.
Estimates only - the range shows headroom at common 80–90% combined loan-to-value caps and is subject to verification, appraisal, and lender approval. Rates and line amounts are set by lenders at underwriting; nothing on this page is an offer, approval, or rate quote. See how the figures are calculated.
| HELOC | Home equity loan | Cash-out refinance | |
| Your current mortgage | Stays as is | Stays as is | Replaced by a new loan |
| How you receive funds | A line you draw as needed | One lump sum | Lump sum at closing |
| Payment style | Varies with balance drawn | Often fixed; confirm the terms | One new mortgage payment |
| Usually fits when | Costs arrive in stages | One known amount, fixed budget | You want to review the whole mortgage |
Compare the existing mortgage, total costs, repayment terms, and your budget before choosing a cash-out refinance. A licensed advisor compares all three for your numbers.
A Stonehaven broker reviews your estimated home value, remaining mortgage balance, and requested amount, then texts you to discuss your goal and available options. Submitting this form is an inquiry, not a loan approval.
You do not need an exact valuation to start. Estimates are welcome, and you can enter $0 if your mortgage is paid off. Please do not send Social Security numbers, account numbers, or documents through this form.

Compare offers, payments and project stages
Share your estimated home value, mortgage balance, and the amount you want to borrow. A broker will text you to review your figures. No obligation or hard credit pull at this stage.
Will this reset the existing mortgage rate? No - a HELOC is a separate second lien; the current mortgage and its rate don't change.
Does checking affect credit? No - the estimate and the broker text conversation involve no credit pull.
How fast are funds available? Often a few weeks from a complete application - the broker gives a real timeline in the text conversation.
Do I need an appraisal for a HELOC? Valuation requirements vary by lender and scenario. Ask your advisor which method is required and what it costs before proceeding.
Should I choose a HELOC or a cash-out refinance? If your current mortgage rate is low, a second-lien HELOC or fixed home-equity loan usually protects it. If your current rate is high, replacing the loan with a cash-out refinance may make sense. The comparison depends on your rate, balance, and goal.

Before committing the money, review when HELOC funds become usable, what a restricted credit line means for a project and keeping a HELOC when refinancing the first mortgage.
