For a project, bring the cost information you already have and identify items that are still uncertain. If a contractor date depends on financing, tell the broker that the date is a target. An inquiry does not reserve funds or commit a lender to a deadline.
Information to locate for later
Know where to find your latest mortgage statement, property information, insurance information, and records relevant to documenting your income. Ask the broker for the specific application checklist and secure delivery method if you decide to proceed. Requirements vary; this planning list does not claim that every lender will request the same documents.
Questions for the broker
What valuation method would this scenario need? What costs apply to opening, keeping, or closing the account? How would payments change? What happens when borrowing access ends? What assumptions still need confirmation? Write the answers next to the actual proposal instead of relying on a general advertisement.
