Dawn M. Muñoz brings more than 20 years of mortgage-industry experience to Stonehaven Lending. Her expertise spans mortgage operations, loan origination, processing, compliance, product development, team leadership, and strategic growth.
Throughout her career, Dawn has built and managed mortgage operations supporting conventional, FHA, and VA loan programs. She possesses extensive knowledge of Fannie Mae, Freddie Mac, FHA, VA, and Georgia mortgage regulations, with a strong track record of navigating complex guidelines while protecting loan quality, customer experience, and regulatory compliance.
Her career includes serving as Vice President of Operations, Mortgage Consultant, and Co-Owner of Home Lenders of America. In that role, Dawn managed loan officers, loan officer assistants, processors, marketing personnel, daily mortgage operations, and post-closing quality control. She also led the company's transition from a mortgage brokerage to a correspondent lender, strengthening its operational infrastructure, lender relationships, compliance controls, and ability to introduce new loan products.
At Stonehaven Lending, Dawn applies that experience to building a disciplined mortgage platform for real estate investors, property owners, and business owners. Her focus is creating efficient lending processes, identifying appropriate financing solutions, maintaining strong lender relationships, and guiding transactions from initial qualification through closing.
Dawn earned an MBA in Finance, magna cum laude, and a Bachelor of Arts in Liberal Studies, magna cum laude, from Oglethorpe University. Her specialized mortgage education includes Principles of Mortgage Finance, Georgia Regulations and Compliance, FHA Fundamentals for Mortgage Professionals, and Advanced FHA Processing Training.
