- Define the outcome. Will you sell, hold for rent, or occupy part of the property? Describe the intended use accurately from the beginning.
- Build the budget. Separate the purchase, improvements, closing expenses, holding costs, contingency and cash reserves.
- Test the numbers. Look at a slower sale, lower rent, higher expenses or a smaller refinance. A deal should have a plan for more than its best outcome.
