The Short Answer

A VA loan is a mortgage guaranteed by the U.S. Department of Veterans Affairs for eligible veterans, active service members, and certain surviving spouses. Qualifying borrowers with full entitlement can buy a primary residence with no down payment and no monthly mortgage insurance - the two costs that weigh heaviest on other programs. There is a one-time VA funding fee (financeable, and waived for borrowers with qualifying service-connected disabilities). The one-time funding fee varies with down payment and whether you've used the benefit before, and it's typically financed into the loan. Borrowers receiving compensation for service-connected disabilities - and certain surviving spouses - are exempt.
