Programs classify these scenarios under specific rules: how recently you bought, how the purchase is documented, and whether the transaction is treated under delayed-financing-style provisions or standard cash-out rules, which carry different limits and valuation treatment. The relevant limitation: timing and documentation, not the purchase price, decide what a refinance can return, and full recovery of the invested cash is not promised.

Will the refinance use my purchase price or the new appraisal?

Classification and timing decide the valuation basis, and programs differ. This is the single biggest driver of proceeds on recent purchases, which is why the review pins it first.

Do I need the property rented first?

Rent evidence rules apply as in any DSCR file: a lease strengthens it; rent-ready market-rent treatment may be considered per program. Sequencing rent-up and refinance is part of the plan.
